The moment you pull up (and yes, there’s free parking right on site, which is honestly a relief), you realize this place feels more like staying at a friend’s beach house than checking into a standard hotel. The villas have this understated Greek island charm that doesn’t try too hard, if you know what I mean.

Location & Setting

Kiotari isn’t the bustling tourist hub that some parts of Rhodes can be — it’s actually one of the island’s more peaceful stretches, and couples seem to absolutely love it here for good reason. The beach is literally right there, no walking through crowded streets or hunting for a good spot. I mean, guests have been rating the location a 9.6, which honestly makes sense when you’re practically stepping from your villa onto the sand. It’s about a 20-minute drive south from Lindos if you want to explore the famous acropolis, but far enough away that you escape the crowds.

The Villas

Each villa at THERETRA KIOTARI VILLAS feels like your own private retreat — and I actually mean private. You’re not sharing walls with other guests or listening to footsteps above your head. The spaces are well-designed with that clean, Mediterranean aesthetic that photographs beautifully but more importantly, actually feels comfortable to live in for a few days. Most have outdoor areas where you can sit with your morning coffee and plan absolutely nothing, which is sort of the whole point of being here.

Beach Life

The beachfront access is really what sets this place apart from other accommodations on the island. Kiotari Beach stretches for miles with this gorgeous mix of sand and pebbles, and the water stays relatively calm compared to some of Rhodes’ windier spots. You can walk for ages in either direction without bumping into beach bars every few meters — it’s just you, the Aegean, and maybe a few other guests who had the same idea. The beach setup here feels natural rather than overly organized, which I actually prefer.

Maybe it’s the combination of privacy and that unbeatable beachfront location, or the fact that you can park your rental car right there and forget about it for days.   Kichen was great to make breakfast and house was close to espresso restaurant and also close to good seafood restaurants. Rooms was clean and the quality of the house was good with good aircondtions in all room.

  Pan domácí na nás čekal, ačkoliv jsme přijeli až po půlnoci a velice mile nás přivítal a ubytoval. Dostali jsme na přivítanou láhev vína a ovoce a rovněž jsme měli nachystáno drobné pohoštění. Několikrát za pobyt se nás pan ubytovatel dotazoval zda něco nepotřebujeme.
  Klimatizace bezvadně fungovala, kuchyň je perfektně vybavená, měli jsme k dispozici i pračku a žehličku. Také na pláži jsme měli slunečník a lehátka zdarma.
  Pláž jsme měli téměř sami pro sebe, voda je v tomto místě velice klidná a průzračně čistá.
  Tím, že ubytování je jen pár kroků od pláže, tak jsme byli v moři několikrát denně a mezitím jsme si na zahradě něco ugrilovali…no prostě super!
  DOPORUČUJI.
  
  What could be improved: Vstup do moře je trošku nepohodlný díky oblázkům, ale za to ubytovatel nemůže.
