You know what struck me first about Villa Giovanni? It’s how they managed to find this sweet spot on Posidonos Avenue where you’re close enough to everything in Faliraki but far enough back that you’re not dealing with the constant buzz of mopeds and late-night party crowds. I mean, don’t get me wrong – if you want to hit the main strip, it’s literally a five-minute walk, but when you’re trying to sleep off a day at Anthony Quinn Bay, you’ll actually get some peace.
The thing about this place is that it feels like someone’s elegant Greek uncle decided to open a hotel – and I mean that in the best way possible. The lobby has this warm, lived-in sophistication that’s not trying too hard, you know? The staff genuinely seems to know the area inside and out. When I asked about getting to Lindos without dealing with the tourist bus madness, the guy at reception didn’t just hand me a brochure – he actually drew out a route that takes you through some of those hillside villages most people miss. That kind of local insight is honestly worth its weight in gold when you’re trying to see the real Rhodes.
The rooms are what you’d expect from a solid 4-star, but it’s the details that make the difference. The balconies are actually big enough to sit on (shocking, I know), and if you get one facing away from the main road, you’ll catch these glimpses of the sea between the buildings. The AC works properly – which sounds basic but you’d be surprised how many places get this wrong in the Greek heat. Honestly, the whole property feels well-maintained in that way that suggests the owners actually care about the place, not just the booking numbers.
What really sells me on Villa Giovanni is how it fits into the Faliraki experience without being overwhelmed by it. You’re close enough to stumble back from dinner at one of those family tavernas tucked away in the side streets (there’s this place called Kostas about three blocks away that does incredible moussaka, by the way), but you’re not stuck in the middle of the resort chaos. The beach is right there when you want it, but you can also easily get to places like Kallithea Springs or even take a day trip to Symi without feeling like you’re starting from tourist central. Plus, the whole Posidonos Avenue area has some decent parking if you decide to rent a car – which I’d actually recommend because this part of Rhodes has so much more to offer than just the resort strip.
Look, with a 9.6 rating, Villa Giovanni clearly knows what it’s doing. It’s that rare find where the location, the service, and the overall vibe just click together. Not the cheapest option in Faliraki, sure, but when you factor in actually being able to sleep at night and having staff who can point you toward the good stuff, it’s worth the extra euros.

We had an amazing 10 night stay in Villa Giovanni with our family of 8.
The location is amazing, within a stones throw to beautiful beach and next door to a supermarket.

The owner was very lovely. The house was big and had a lot of nice facilities. The pool was great. Enough space. Good for friends and family. They gave us a few things like coffee and bread for free. They let us stay after the official checkout time on the last day since our flight was in the evening and that was really helpful.
What could be improved: We stayed for 5 days and once two ladys came and cleaned a bit around the house and gave us new towels with was nice. The villa was in a perfect location and very well maintained. The villa owner met us when we arrived and showed us around and how everything worked.
Extremely friendly and even brought us a cake given all the rebooking due to Covid.

excellent outdoor space, with lovely outdoor furniture. Sparkling pool. Very close to beach and shop. it was also very clean. Well-equipped kitchen.
