You know what struck me first about Kiotari Dream? It’s actually right on the beach – and I mean properly on it, not one of those “beachfront” places where you’re still hiking five minutes through hotel grounds to reach sand. When you step out the door, you’re basically there. The Kiotari stretch is honestly one of Rhodes’ better-kept secrets, especially compared to the circus that Faliraki can be during peak season.

The villa itself feels more like staying at a well-appointed friend’s place than a typical hotel setup. I mean, it’s got that 4-star polish without being stuffy about it – think quality linens and proper air conditioning (crucial in July, trust me) but with enough character that it doesn’t feel sterile. The whole beachfront position means you get those morning sounds of waves instead of traffic, which is pretty spectacular if you’re coming from anywhere urban. What really impressed me was how they’ve managed the space – there’s actual room to spread out, and the terrace situation is genuinely worth the price alone. You can have your morning coffee watching the sun come up over the Aegean, and honestly, that view never gets old.

The location is sort of perfect if you want to be near things without being in the thick of tourist madness. Gennadi village is just up the road – maybe a 10-minute walk – and it’s got that authentic Greek island vibe with a few solid tavernas (definitely try Manolis if you end up there, the grilled octopus is ridiculous). The beach here is long and sandy, not the rocky situation you get in some parts of Rhodes, and it stays relatively uncrowded even in summer. Parking isn’t an issue if you rent a car, which I’d actually recommend since you’re about 45 minutes from Rhodes Town – close enough for day trips to see the medieval city or hit up Lindos, but far enough that you feel like you’ve escaped somewhere special. The only minor thing is that evenings can get quiet if you’re looking for nightlife, but honestly, after a day on that beach with a bottle of local wine on the terrace, you probably won’t care. With a 9.4 rating, they’re clearly doing something right, and after staying there, I get it – it’s that rare place that delivers exactly what it promises without any nasty surprises.

  It's hard to know where to begin. We went with 6 adults, an infant and a baby. First, the setting is superlative – masses of space; large villa with 4 bathrooms and 5 double bedrooms; childproof stairs; excellent swimming pool and right by an almost deserted beach. Second, everything worked: the pool; the beach; the garden; the very helpful agent; the kitchen; the bathrooms; the barbecue; the high chair; the cot etc. Third, the location was very good with nearby supermarkets, restaurants etc. I cannot think of a better villa for us.

  Perfect location – out of the way of the hotels and yet just 5 minutes from the shops and the excellent local restaurants. The villa is perfectly positioned, and you more or less have the huge beach to yourself. There is just so much space and its very quiet. Our host, Nikos, could not have looked after us any better and made us feel so welcome. Nothing was too much trouble. At anywhere near this price level your not going to do better on Rhodes; in fact you could pay double and do much worse. The entire family loved it.

  We were lucky enough to find the villa available last minute as we hadn’t booked any accommodation and we were not disappointed. The villa is literally on the beach.
  
  We stayed at the villa as a couple with my sister and her 9 year old daughter. We were very impressed with the lay out of the villa and the en suite rooms with the views of the sea from each top floor room.
  
  The villa, pool and sunbeds were all spotless.
  
  The kitchen was fully equipped, with everything we needed. We enjoyed having breakfast on the large outside dining table and couches.
  
  Waking up and just looking at the water was a dream come true.
  
  We loved the short walk to the sea, being so close to the villa and my niece especially liked swimming in the pool and playing in the large garden under the trees.
  
  The hammock was an ideal reading and snoozing spot.
  
  In the evenings we opted for dinner in Gennadi and also visited Pefkous, only a 10 minute drive away from each. Next time maybe we will use the BBQ.
  
  I would definitely recommend it to couples and families who just want to relax and enjoy the pool and the sea.
  
  What could be improved: My only negative if you can even call it that is that the grass needs watering a bit more as they were a few dry patches. However this was probably as it was late in the summer.

  Dieses Haus war vorher eine Privatvilla, wurde länger nicht von den Besitzern besucht und wird nun als Ferienunterkunft von Nikos verwaltet. Wir gehören zu den ersten Gästen. Wir reisten als Gruppe von Freunden und Familien mit 6 Erwachsenen, einem Kleinkind und 2 Babys.
  
  Die Villa, der Pool und das Grundstück sind sehr toll. Ausreichend Parkplätze (wir hatten 3 Autos). Sehr gute Betten, gute und ausreichend viele Badezimmer, perfekte Ausstattung mit Liegen, Loungemöbeln, großem Tisch, Grill und eine wirklich schöne Außenbeleuchtung bei Nacht. Man geht nur vor und ist am Strand. Wir wurden mit vielen Aufmerksamkeiten begrüßt. Vielen Dank nochmal!
  
  Man merkte, dass wir die ersten Gäste waren. Jedoch wurden sämtliche kleineren Ausstattungsprobleme und Mängel quasi sofort behoben und Vorschläge zur Verbesserung instantan umgesetzt. Der Host war einfach mega nett, immer erreichbar, super zuvorkommend und so sehr darauf bedacht unsere Bedürfnisse von den Lippen abzulesen, dass die kleineren Issues zum Anfang überhaupt kein Problem darstellten.
  
  Die Gegend da ist sehr ruhig und am Strand so weit man blicken konnte keine Menschenseele (waren Ende April/Anfang Mai). Im Sommer ist sicher etwas mehr los aber bestimmt nicht in diesem Strandabschnitt, denn er ist fernab von großen Hotels. Ein Supermarkt ist etwa in 20 Minuten zu Fuß zu erreichen. Die ersten Restos sind etwa 10-15 Minuten zu Fuß entfernt.
  
  Klare Weiterempfehlung und eine ganz großes Lob an den Host.
