Honestly, I wasn’t expecting much when I first pulled up to Kiotari Akti – I mean, beachfront villas in Greece can be hit or miss, you know? But this place actually delivers on what it promises. The moment you step out of your car (and yes, there’s proper parking, which is more rare than you’d think along this stretch), you get that immediate sense that someone here actually cares about the details. The reception area has this relaxed vibe that sets the tone – not stuffy four-star formal, but not trying-too-hard casual either.

What really got me was how they’ve positioned everything to take advantage of the Kiotari coastline without feeling crowded. You’re right on the beach, but it’s this quieter section where you can actually hear the waves instead of just pool music and kids screaming. The villas themselves are spread out enough that you’re not listening to your neighbor’s TV through paper-thin walls – something I learned to appreciate after too many cramped hotel experiences. And here’s the thing about this part of Rhodes that most people don’t realize: Kiotari sits on the southeastern coast, so you get these incredible morning light situations if you’re an early riser, plus the beach faces south which means sun pretty much all day. The water here stays warmer later in the season too, compared to the northern beaches around Rhodes Town.

What strikes me most is how the staff seems to know the area beyond just the property boundaries. Ask about dinner recommendations and you’ll get real suggestions – not just the tourist traps in nearby Gennadi, but places where locals actually eat. There’s this family-run taverna about ten minutes up the coast road that I never would’ve found without their tip. The whole setup feels less like a hotel trying to keep you on property and more like staying at a friend’s place who happens to know all the good spots. Sure, it’s not perfect – the WiFi can be spotty during peak hours (late afternoon when everyone’s uploading beach photos), and if you’re looking for nightlife, you’ll need to venture into Rhodes Town, which is about a 45-minute drive. But honestly? That’s part of the charm. This is where you come when you want to actually relax instead of checking items off a tourist checklist. The 9.4 rating makes sense once you’ve been there – it’s one of those places that just gets the fundamentals right without any unnecessary fuss.

  So impressed! Beautiful villa with spectacular views, lots of taverns walking distance. Can’t recommend this villa enough. So clean, tastefully decorated and has everything you need, even a few cold beers in the fridge.

  Beautiful two-storey villa with direct sea views, clean pool, everything modern and clean, well equipped kitchen, washing machine, fridge, coffee maker, outdoor grill. Very comfortable beds, bath and pool towels. The neighboring 2 villas are sufficiently separated to provide real privacy. The weather was great, the sea was beautiful and warm, the pool was completely clean, cleaned every 4th day. Impeccable communication with the landlord and the owner. A well-stocked marker about 1 km, in the vicinity of about 4 taverns, we rate the closest one as the best – Sirocco. Definitely advisable to rent a car, we used Marathon Care, almost a new car and everything without any problems. Although we don't normally do it and want to get to know new people, we are really happy to come back here.

  It was the perfect holiday as it matched our expectations and even exceeded them as sometimes photos can be deceptive. Not this time. It was a perfect place for my family – we needed a quiet yet comfortable place with everything around in a walkable distance – beach, shops, cafes and restaurants. The villa is equipped with everything you can imagine. All is thought out to the last detail – from various kitchen utensils to the window screens to protect you against insects if needed. But apart from the amazing sea and luxury of the villa (my daughter who is an artist was especially fascinated by its amazing decor made of natural materials), I would like to mention the host's personal touch. They took care about our transfer from/to the airport, cold beverages waited for us upon arrival as well as the booklet with useful information and tips about the villa and its surroundings to make our holiday as comfortable as possible. This is the first time in my life when I want to return to the same place again
