You know what struck me first about Athoniki Villas? It’s actually tucked away from the main chaos of the Lindos tourist trail, but you’re still right on that coastal road where you can catch glimpses of the sea between the olive groves. I mean, Kalathos isn’t exactly a household name like some of the flashier Rhodes spots, but honestly – that’s kind of the point.

The villas themselves have this laid-back Greek island vibe that feels authentic without trying too hard. We’re talking traditional whitewashed buildings with those deep blue shutters that actually work (you’ll want them during the afternoon sun, trust me), and the whole place has this sort of family-run feel even though it’s got proper 4-star amenities. The pool area is where you’ll probably spend most of your time – it’s got enough space that you’re not playing towel Tetris with other guests, and there’s this nice mix of sun and shade throughout the day. What I really appreciated was the fact that they’ve kept some of the original stone work and local architectural details instead of going full resort-modern.

Location-wise, you’re about a 10-minute drive from Lindos proper, which means you can easily hit the Acropolis and that famous St. Paul’s Bay for your Instagram shots, but you’re not dealing with the crowds stumbling past your window at 2 AM. The beach at Kalathos is literally a few minutes’ walk – it’s this wide stretch of sand that gets busy with locals on weekends but stays pretty mellow during the week. Parking is straightforward (no hunting for spots like you get in Lindos village), and honestly, having a car here makes sense since you can explore some of the quieter coves along this part of the coast. The staff seems to get that most people want recommendations beyond the usual tourist traps – they pointed us toward this little taverna inland that we never would have found otherwise.

Is it perfect? Well, the Wi-Fi can be a bit spotty in some of the rooms, and if you’re expecting round-the-clock entertainment or a massive resort buffet, you’ll be disappointed. But that 7.8 rating feels about right – it’s solid, comfortable, and actually delivers on that “authentic Greek experience” promise without the pretension. The morning light hitting those white walls, the sound of cicadas in the evening, the way the whole place feels connected to the landscape rather than plunked down on top of it – these are the details that stick with you. If you’re looking for somewhere to properly unwind on Rhodes without completely disconnecting from the island’s highlights, Athoniki Villas hits that sweet spot between convenient and peaceful.

  Everythig was clean, Villa itself good. There was everything for all vacation time. Its a wonderful view from each floor. Parkig for 1 car.
  
  What could be improved: Viila is a little bit old already. But for us it was no problem.

  Spacious and airy. Great air conditioning which we needed.

  The villas were beautiful with stunning views over the sea + in walking distance to some shops and the beach. A supermarket in Lindos delivered to the villa so there was no problem with getting things in. The villas were cleaned regularly, with fresh sheets + toilet paper provided throughout. The kitchens were well equipped + there was lots of space throughout the villa for us all. The pools were kept clean throughout and were a good size.
  
  What could be improved: The communication with the villa both before our arrival + during could be improved. Beforehand we had to get booking.com customer services involved in order to get a response which was a bit long winded. The information booklet they provided a few days before arrival was very useful and had all the necessary information, but the lack of responses leading up to this was concerning.

  Was lovely, clean, cool, lots in the vicinity- car is a good idea. Pool was fab. Property staff were exceptional when they came by.
  
  What could be improved: Fridge took ages to get cool, as it was switched on as we arrived. 2 days before it was properly cold.
  
  Communication was an issue. No reply to my msg via booking.com about arrival. Or my follow up msg. So when we arrived, after dark, there was no way in! Slight panic, managed to call somewhere in Cyprus and waited in the garden for someone to drive over.

  Clean property and friendly staff, also great sea view. Close to the nearest beach.

  What could be improved: Villa manager did not respond to 2 messages I sent during our stay regarding a late check out. If if this was not possible a response would have been nice

  We have stayed here a few times before and have always enjoyed our time here. I think the villas have been taken over by a new host recently …this is what let them down!
  
  What could be improved: We asked in advance for a late check out of the villa and was told they couldnt confirm but would try their best to accommodate….we then email during the stay to ask if it was possible. We could see that the villas were NOT full so looked likely that we would be able to stay later on our final day…..I finally got a reply from the host at 1.30pm on the final day to tell me that yes they could accommodate a late check out and that they wanted an extra £90 from me to do this.
  Last time I was here I had asked for a late checkout but the villa was full, so the previous host had actually offered us free entry to a waterpark on our last day as he couldnt let us stay……new hosts please take note…this is the way to get people to come back again, not by charging extra to people who were already staying with you
  
  We also had no water for 2 days (we thought it was the entire complex, but it turns out it was just us), the maintenance chap came to repair it…twice
  
  The Sprinklers on the lawn were going for 2 days solid , drenching the place
  
  The WIFI was not good either…very intermittent. Best time to log on was between 2am and 7am, after that it was hit and miss

  Villa is clean and has all mod cons. Pool is very nice
  
  What could be improved: Location is too far away from Rhodes town. Nearly one hour. Not enough locally in terms of shops or restaurants. The Villa needs better maintenance. Exposed pipes in the garden and shoddy workmanship in general… poor finishes.
